Remodeling Your Home
When making changes to your house, be sure to check the Rules & Regulations to see if an application to the Architectural Control Committee is required. Also be sure to verify with the City of Grand Prairie if it requires a permit for the work you are planning. You can look up permit requirements for Grand Prairie at https://www.gptx.org/Departments/Building-Inspections/Residential-Information. If you're still unsure, ask an HOA board member. If you're thinking of making changes to your fence
Be sure to check the Rules & Regulations for what's required, i.e., ACC approval (or not). Another thing to keep in mind when building or replacing your fence - Ground Clearance of at least 1.5 inches.
Key Reasons for Ground Clearance:
- Rot Prevention: Wood in contact with the ground absorbs moisture, causing it to rot much earlier. A gap keeps the pickets dry, significantly extending the life of the fence.
- Easier Maintenance: The space allows for weed-eating and mowing under the fence without striking the pickets with the lawnmower line.
- Managing Uneven Terrain: Fences are built level, while ground is often sloped or uneven. A gap allows the fence to maintain a straight, professional top line rather than following crooked ground.
- Water Drainage: It allows water to flow freely under the fence, preventing debris from accumulating on one side and reducing soil erosion.
- Expansion Allowance: Wood expands and contracts with humidity, and a gap provides necessary space for this movement, reducing pressure on the structure.
